LED lighting retrofits, counted fixture by fixture.
LED is usually the first project on a property: fast to install, easy to measure and rarely disruptive. It also shrinks the load any solar system is later sized for.

Three lines move, not one.
Energy
LED fixtures draw less power for the same light. The saving scales with operating hours, so garages, warehouses and 24-hour common areas benefit most.
Demand
Lighting that runs during the peak interval lowers the demand charge as well as the energy line.
Maintenance
LED fixtures outlast the lamps they replace, which cuts relamping labor, lift rental and disruption.
The best retrofits are where lights never switch off.
Warehouses and industrial
High-bay fixtures running long shifts.
Parking garages and lots
Lighting that runs most of the night, often on owner-paid meters.
Multifamily common areas
Corridors, stairwells and exterior lighting that run around the clock.
Retail and office
Long opening hours and display lighting.
Controls are where the second saving is.
Occupancy sensors, daylight dimming and scheduling let the new fixtures run less, not just draw less. A retrofit without controls leaves part of the value behind, so we specify controls-ready fixtures.
What NOI checks for led lighting retrofits
- A fixture-by-fixture count and the real operating hours
- Light levels required for each space
- Which meter pays: owner-paid meters turn the saving into NOI directly
- Current utility lighting and controls incentives for the territory
- Controls: occupancy, daylight and scheduling

Commercial LED Retrofits: What Actually Changes on the P&L
LED is the most familiar efficiency measure in commercial real estate, and still one of the most under-scoped. The value is in hours, controls and maintenance, not just watts.
Efficiency First: Why LED, HVAC and Controls Come Before New Generation
The cheapest energy is the energy a building no longer needs. Efficiency work also shrinks the system you build next, so it belongs at the front of the plan.
LED lighting retrofits: common questions
Why start with LED before solar?
+
Because a solar array is sized to the load it serves. Cutting lighting load first means a smaller system, or the same system covering a larger share of the bill.
Are there utility incentives for LED retrofits?
+
Many utilities pay for qualifying lighting and controls. Programs and amounts change, so we confirm the current offer for your territory before a quote is final.
Do tenants benefit or the owner?
+
On owner-paid meters the saving goes straight to operating expense and NOI. On tenant-paid meters it depends on the lease.
